Mr and Mrs Baggaley approached Sarah Mains Residential to seek some advice when they needed to sell Mr Baggaley’s fathers home.

Mr Baggaley explained: “My father was 94 when he sadly passed away and I was given Power of Attorney to sell his home.  The house was an older ex-council property and it needed a little bit of TLC and Dawn Melling from Sarah Mains gave us some great advice about how to present the house to potential buyers.”

Mrs Baggaley said: “Dawn suggested selling the house at Auction.  We didn’t really understand anything about Auctions but she explained everything step by step and made it all very easy.   Peter’s brother couldn’t believe it when we told him it was no sale, no fee and I didn’t realise that you can set a reserve price so you are protected all the way.  Dawn suggested that we go with a guide price of £45-65,000 which would attract interest.  We would have been happy with the top end figure to be honest so we decided to go for it. 

“It all went exceptionally fast.  Photos were taken on the Thursday, the details were ready on the Friday and viewings began the following week.  We had around 22 individual viewings and about 15 legal packs were sent out to people who were seriously interested in the property. We even got a bid prior to the Auction but we decided to continue to see what would happen.  It was all very exciting! ”  

The Auction took place at the Low Fell branch on 10 August and there was a fantastic turnout, especially for it being mid-week. 

Mrs Baggaley said: “I was in the garden when I received the good news that we had managed to get  well over the guide price.  At the same time, a call came through from my daughter who is in South America so I had to contain my excitement and call the Low Fell Branch back! 

“Dawn even rang us that evening to congratulate us on the sale and to find out how delighted we were to reach well over the guide price.  She didn’t need to do this and it just about sums up how professional and dedicated Dawn and the whole team are at Sarah Mains.  We’ve been looked after throughout and we can’t thank the staff enough.”

Mr Baggaley continued: “Sarah Mains helped us find a great solicitor who is very experienced in Auctions and this made the whole process run really smoothly.  Staff always did what they said they would do and always turned up for appointments on time.  I have to say, we were always kept fully informed and the whole experience has been outstanding!
